colorado_springs_housing_market_2011Just six months ago, an article was written by the realtors at Action Team Realty in Colorado Springs, entitled “How Will the Colorado Springs Housing Market do in 2011?” Like many residents of the Colorado Springs area, I wondered if the promises made at the start of the year have been fulfilled.  Now that we’re at the six month mark, it may be time to take a closer look at how things are going.  Recent economic indicators do not look promising for the housing market, so perhaps these realtors were overly optimistic in their forecast.  But Colorado Springs isn’t like every other city.  When other cities feel a pinch, Colorado Springs tends to ride the storm well.

Another article was written earlier this month as a follow-up to the first one.  This article, “Has the Colorado Springs Housing Market for 2011 Lived Up to Its Promises?” explores the various factors that have kept the Pikes Peak region from experiencing the worst of the housing slump.  While the Colorado Springs housing market may not have done quite as well in 2011 as some had hoped, we are still on track to begin a recovery as early as January 2012.  One reason for this is the strong presence of the U.S. military in the area. A constant flow of service members and their families in an out of the region has kept demand high in certain neighborhoods.  This has buoyed home prices to slightly higher than the national average.  As if we don’t already have enough reason to thank our troops, the regular infusion of military families into Peterson, Shriever, Fort Carson and the Air Force Academy has been a real boon to the local economy.  

The Colorado Springs housing market in 2011 is also shape by a vibrant technology sector, as well as high scores from national magazines for “quality of life” in general.  Thankfully, the media has favored the ‘Springs over other areas in recent real estate reports, including a very important mention in CNN Money’s “Best Recovery Bets” earlier this year.  When investors look to build or expand operations in a given area, they look to these reports for background information, so it hasn’t hurt to receive this attention.
